A Landlord Gas Safety Certificate, commonly called a CP12, is the legal record confirming every gas appliance, flue and fitting in a rented property has been checked and is safe to use. It's issued by a Gas Safe registered engineer after inspecting boilers, gas fires, cookers and any other gas appliance the landlord provides, along with associated pipework and ventilation.
This service is for landlords with domestic rental properties, letting agents managing portfolios on landlords' behalf, and commercial landlords with gas appliances in properties they let out. It applies equally to properties on mains gas and those running on LPG, and to single flats through to larger multi-occupancy buildings.
A CP12 is a legal requirement renewed annually, with the certificate needing to be issued before a tenancy starts and then every twelve months after that. Landlords also need one whenever a new gas appliance is installed or when selling or letting a property with existing gas appliances. Missing the renewal date, even briefly, leaves a landlord non-compliant and exposed.
This isn't a job to leave to guesswork or an unregistered tradesperson. Only a Gas Safe registered engineer can legally issue a valid certificate, and the inspection needs to properly check appliance safety devices, ventilation, flue performance and gas tightness. What happens if a CP12 lapses
A lapsed Landlord Gas Safety Certificate isn't a paperwork technicality, it's a legal compliance failure with real consequences. Local authorities and the Health and Safety Executive can take enforcement action against landlords who let a certificate expire, and insurers can refuse to pay out on a claim involving a gas incident if the property wasn't compliant at the time.
It also has a habit of catching landlords out at the worst moment: at the point of selling a property, during a tenancy dispute, or if HSE investigates following a complaint. What the inspection actually covers
The engineer checks each gas appliance the landlord has provided, including boilers, gas fires, hobs and ovens, along with associated pipework, flues and ventilation. This includes testing gas tightness across the system, checking flue flow and spillage, and confirming safety devices such as flame failure devices are working correctly.
Appliances that fail are recorded on the certificate along with the specific defect, and in cases of immediate danger the engineer will disconnect the appliance and advise the landlord and tenant, as required under Gas Safe procedures.
Mains gas versus LPG properties
Mains gas properties are the majority of inspections, connected to the local gas network with standard pressure and supply characteristics. LPG properties, common in rural areas or those without mains gas access, use bottled or tank-supplied gas and have different pressure and storage considerations that need specific qualifications to inspect safely.

Domestic rental versus commercial premises
Domestic certificates typically cover a smaller number of appliances in a single dwelling. The certificate is valid for twelve months, and the inspection for renewal can be carried out in the two months before the current certificate expires without losing the original renewal date. New tenancies and appliance changes
